[00:00] today I want to talk about corporate market research and why it's important for investors to utilize all the millions of dollars that these companies have spent figuring out where to put their new Branch they have real estate teams right so why not use that to your advantage have you ever wondered why

[00:13] there's always a Lowe's by a Home Depot or a Taco Bell next to a Dunkin Donuts or Chick-fil-A there's always one company that is spinning millions of dollars and then another company just looks at where they're putting their their new branches and just pops one down on the opposite corner so I'm

[00:27] looking at an article called uh it's the Chick-fil-A by Bigger Pockets and uh now ideally you want to find a property where there are a Chick-fil-A for example or Whole Foods or Trader Joe's they are coming in they're not already in because once they are already in you're a little bit late but there's

[00:43] still evidence that that is still a great area to invest in but you kind of get a little bit of a boost I think when uh you buy a property and you have these businesses come in afterwards so you know while you may not have a team of real estate advisers looking at Thousand metrics on a zip code take a look at
