About Dillon Cook
Tampa Bay Realtor and Investor Agent
I help sellers, buyers, and investors make clearer Tampa Bay real estate decisions by combining sales strategy with the operating perspective that comes from property management, leasing, and investor-focused work.
Background
How my real estate background came together.
Dillon Cook was born in St. Petersburg, grew up in Indiana, and moved back to Tampa for college before building a real estate career through property management, leasing, and sales. Before working deeper in full-service sales, he helped manage and lease more than 600 homes, which shaped the way he looks at pricing, tenants, property condition, vendors, and risk.
That operating background matters for sellers, buyers, and investors. A listing is not just a marketing problem. A purchase is not just a search problem. An investment is not just a spreadsheet problem. Good advice has to account for timing, repairs, insurance, financing, rentability, neighborhood fit, and the exit if the first plan changes.
Today Dillon works with Tampa Bay homeowners, buyers, and investors through WrightDavis Real Estate, Florida real estate license BK3324785, with a focus on helping people make clearer decisions around local fit, pricing, timing, risk, and long-term strategy.
Who This Helps
A practical advisor for three different real estate decisions.
Most people do not need more sales language. They need a cleaner way to understand price, place, risk, timing, and the next move.
Sellers
Pricing, prep, timing, and tenant-occupied exits.
For owners who want straight advice on what to fix, what to leave alone, how to price, and how to reduce surprises before the listing goes live.
Buyers
Neighborhood fit, offer strategy, and local tradeoffs.
For buyers comparing Tampa Bay areas, financing options, commute patterns, flood risk, insurance, and what a home will actually feel like to own.
Investors
Rental math, renovation risk, and exit planning.
For investors evaluating long-term rentals, flips, house hacking, Airbnb, PadSplit, tenant-occupied properties, or portfolio decisions.
Public Proof
Proof you can check before the first conversation.
Use the map, reviews, videos, and local guides to see the work behind the advice before reaching out.
Closings
See the map behind the claims.
The solds map ties the advice back to public closings across Tampa Bay and surrounding Florida markets.

Read what clients actually mention.
Client feedback is strongest around communication, market knowledge, problem solving, and staying calm when a deal gets complicated.
Local Content
Use guides and videos before you commit.
Compare markets, understand investor math, and get a practical view of Tampa Bay before a decision gets expensive.
Start Here
Tell me what you are trying to sort out.
Whether you are thinking about selling, narrowing down neighborhoods, or looking at a deal, send the real question on your mind. It does not need to be perfectly organized; a few honest details are enough to start.
What you own, when you might move, and anything about the property that feels uncertain.
Areas you like, what would make daily life easier, and where you are in the search.
The strategy you are considering, the numbers you are using, and where the deal feels unclear.
Helpful to include: the address or area, rough timing, and what you are hoping to decide next.
