[00:01] wearing my hat today. So, I'm walking some properties and I think this one is going to work out really well for padsport. Check it out. Nice uh yard with a lot of lot of driveway space already. We're going to walk through
[00:22] here. All right. So, here we have one bedroom. I'm just going to go clockwise. Dining room, kitchen. It's already pretty updated. Not much needs to be done. We're going to go through here. It's hard to see without lights,
[00:43] but this is going to be a laundry room. It's nice and open. This right here will seal up that chimney. And uh this can be two bedrooms especially once you take out this closet and make it all one room or all all uh incorporate into here and then you divide this room by half. This is going to be two large rooms
[01:05] actually. Through here we have master. This is also able to be two big rooms because this is a huge walk-in closet. Take this wall down and then you have two 100 ft rooms. And then the master bathroom right here. Pretty easy to uh just incorporate a uh guest access point over here. Uh move we might have to move
[01:31] some of the plumbing around. Um we'll have to create a third bathroom. Not really sure where that's going to go yet, but let's go ahead and finish the circle here. So we have huge room. Um, this will be about two 150 ft rooms roughly. So, you can uh you can cut this room in half.
[01:51] Probably move the doors over a little bit. So, we'll be uh some minor structural changes, create a hallway out here. And out here is going to be uh this is lower ceilings, but this can also be two big rooms, probably two 200 ft rooms. And that'll kind of help compensate for the lower the lower
[02:09] ceilings. Um, you know, put some mini splits in there. Seal up those windows for privacy. So, you're at one, two, three, four, five, 6, 7, 8, 9. Nine bedrooms already. This is not granite. Um, it's like soap stone. Uh, just so you know. Guest bathroom. Obviously, this is uh
[02:35] very charming Florida. Very old Florida vibes here. Again, sealed those windows. This is bedroom number 10. Pretty much leave this room as is. This is a massive bedroom, too, by the way. Most of these bedrooms are going to be actually, you know, pretty
[02:55] big. Random closet. Leave it alone. And bedroom number 11, the last one. Also leave this one basically as is. Yeah. Now here we just have uh I don't know the exterior. That's the flat roof conversion. There's a little murder shed. Whole bunch of uh I don't know concrete for little pad
[03:18] for who knows what. And uh some random structure right there behind the shed. Here's your little piece of swampy Florida. Wonder how many alligators are back here.
