Riverview and Wesley Chapel both have newer neighborhoods and a wide range of suburban housing. I would choose between them by testing your commute and comparing the full housing payment, not by picking a favorite community entrance.
Start with the trips you actually make
Riverview is worth a closer look if your routine points toward Brandon, south Hillsborough, or the Selmon approach to Tampa. Wesley Chapel may fit better if your work and regular stops are in north Tampa or Pasco. Neither location guarantees an easy drive.
Test the route from the specific neighborhood at the times you normally travel. The drive to the highway can matter as much as the highway itself. Check school and childcare trips too, if they are part of your routine.
Compare HOA, CDD, insurance, and taxes together
Two homes at the same purchase price can have different monthly costs. Ask for the current HOA documents and CDD assessment, get an insurance quote for the address, and estimate taxes after purchase rather than relying on the seller’s bill.
Amenities are worth paying for if you will use them. Check what the fees cover and whether there are separate charges. With a new build, compare the builder’s incentive against the loan terms and total cost, not just the advertised payment.
Match the house and neighborhood to your plans
Both areas have choices beyond their best-known master-planned communities. Compare resale condition, lot size, maintenance, restrictions, and nearby construction. Verify school assignments with the district for each address; a community name is not an assignment guarantee.

If your daily stops are mostly south and east of Tampa, start in Riverview. If they are mostly north, start in Wesley Chapel. Then compare a few actual homes in each area. You may find that a particular neighborhood makes more sense than your initial area preference.
